Our Design and Build is not about testing the waters – we swim the ocean.

Silk covers the design, build and the project’s management. Our aim is to provide you with a complete, high quality, innovative solution. We will take you to the finish line. Our defined process is built upon years of knowledge and learning. Our in-house services allow these to be achieved effectively.

SITE FEASIBILITY & ASSESSMENT

Our first step is to understand what YOU want – a brief to find a creative and functional solution for.

We assist in inspecting the chosen site, and how well the proposed site aligns with the objectives.

Within this, we analyse the objectives, constraints, opportunities and key compliance considerations.

CONCEPT PRESENTATION

Ahead of analysing the site and resolving the brief, we establish a concept design

Concept plan reflects the workflow specifications and layout thinking.

This establishes the communication and a constant clarity of what is being achieved, as well as setting the tone for your future build.

ARCHITECTURAL PLANS, COUNCIL SUBMISSION AND COSTING

Once your designs are confirmed, we prepare the documents for council submission and consent lodgement.

These plans for lodgements are thorough, inclusive of fire design and reports, mechanical ventilation designs, plumbing schematics and more.

Some designs may not need consents.

Costs are finalised in consultation with contractors after site review.

3D RENDERING

As we wait for the council approval, we discuss the plans to add “life” to the existing design.

This allows the incorporation of materiality, colour, furniture, finishing, cabinetry, walls and lighting.

This influences decision making of the visual components, allowing you to elevate the concept to bring your design to life.

THE INTERIOR FITOUT AND FINAL INSPECTION

Once we have approved consents from the council, the building phase can officially commence.

The project is conducted following a schedule, allowing a time-effective and cost-effective outcome for your space.

Our capable contractors step in for this part of the process, as our team coordinates the seamless delivery.

CODE OF COMPLIANCE CERTIFICATE (CCC)

A final inspection is conducted.

Once that is completed, we submit all the forms and producer statements required for the application of the Code of Compliance Certificate to ensure you can move in with total confidence.
